Three steps to transform a property into a smart, protected, and scalable investment

Phase 1: Establishment of VCC/SPV
Each property is incorporated into an independent company, compliant with European regulations, which becomes its direct owner. This allows for the separation of risk from any other project, protecting capital and ensuring clean, transparent, and documented management. Each VCC/SPV has its own bylaws, administration, and accounting: essentially, an independent legal entity that isolates each individual investment from all the rest.

Phase 2: Splitting into Shares
Each VCC is divided into 100 shares of equal value. For example, if the company owns a property with a total value of €200,000, 99 shares of €2,000 each are issued and made available to investors (one remains with the manager). This model makes investing accessible to everyone, allowing investors to enter the European real estate market with capital of as little as €1,000–2,000 and achieve a minimum expected annual return of 10%. It's the simplest way to own a real fraction of a tangible asset without having to purchase an entire property.

Phase 3: Professional Asset Management
Once the property is acquired, professional management comes into play: leasing, maintenance, and cost control are entrusted to expert local teams. The goal is to maintain high profitability and enhance the property's value over time, focusing on energy optimization, furnishings, and rental marketing. This approach allows investors to generate passive income without having to deal with administrative or operational issues, receiving only clear and periodic reports.

Phase 4: Capital Diversification
By holding small stakes in multiple VCCs, investors can spread their capital across properties located in different cities and countries. This reduces market-specific risk and stabilizes overall returns over time. Diversification is one of the cornerstones of smart investing: it allows investors to balance returns and security without increasing management complexity.

Phase 5: Transparent Profit Distribution
The profits generated are distributed according to a pre-established priority, clear and equal for all participants. Operating expenses and management costs are covered first, then a share of the returns is paid to investors, and finally any excess profits are allocated to the reserve fund or to new opportunities. This system ensures fair and traceable management, where every step is verifiable and documented, guaranteeing trust and transparency.

Phase 6: Exit and Free Reinvestment
Each partner can exit at any time, selling their shares to another investor or participating in the sale of the property when the SPV decides to close the cycle. Flexibility is one of the key advantages: you are not tied down long-term and can reinvest your income in new projects to further diversify. The system thus allows you to build, step by step, a scalable and liquid real estate portfolio, based on real assets and managed with complete transparency.
